5 simple tips for sellers to get an offer the first week you list

Try to sell it yourself and not hiring a professional
Real Estate Agent will cost you about 5% of the sale price. Trying to sell the home yourself will save you about half of that because the other half goes to the buying agent. At the end of the day the sellers will net the same amount as if they would have hired an agent either by not pricing the home correctly and eventually have to lower the price and settle or said no to potentially the best offer or didn’t market the home properly with not enough exposure.
It’s a smarter move to use a professional versus trying to sell it yourself. The agent will be more familiar with the market, selling process, have a better marketing plan in place, eliminate tire kickers and unqualified buyers, have a network with a pool of buyers that will help you sell your home quicker. This is likely your biggest asset. Let the pros take care of it.
Setting unrealistic price
Every seller wants the most money for their home. You need to be realistic on how you price your home. Overpricing to test the market and eventually lower the price for the home to be sold will negatively impact the listing and potentially sell for much less. Depending on what kind of market you are in asking for market value or slightly less can get you multiple offers and a higher sale price. Look at the comparables and take away anything that is subjective.
Allow the professionals to do their job
Do not limit the agent on what he can do. They want the listing sold as much as you do. You want full exposure of the listing so you can have as much traffic and potential buyers to view the home. Try not to limit the showing times and allow weekends and evenings. Allow other agents to promote your listing. If your using a staging company don’t rearrange any furniture to your taste. Allow the photographer to take multiple pictures of each room and not certain rooms because of privacy.
Not preparing the home for sale
Time after time homes sit on the market because they are not ready to show. Remove all the clutter from the home to open up the space and show off the size of the home. Don’t be stacking all that clutter in your garage. Rent a self storage locker or use a PODs service to temporarily store those belongings. Hire a company to clean the whole house if you don’t feel like to and make sure you keep the home clean before showings. Painting the walls and baseboard, corner rounds go a long way on showing appeal. Use a staging company if you home is vacant or empty. Buyers don’t want to look at a home and feel like it was not taken cared of. As a seller don’t have that attitude of “the buyer is going to paint it or do this or change that anyways”. Its always best to put the work and cost upfront to justify your asking price not giving an excuse to the buyer to pay less.
Lousy Photos
Smartphones these days have spectacular cameras and they are just fine for listings. Make sure the agent is using the most updated smartphone and nails the pictures. Take as many pictures as possible and upload the max the MLS provider is to allow. Even smaller homes or condos take the max allowable and have multiple angles of each room, outside views and amenities. 90% of the listings are seen online first so you won’t get a second change to make the perfect first impression.
